Late October 2016 Las Vegas Flip Property – Repair, Updates, Progress

One of our investors picked this up on an auction, all done through us (Beers and Associates Real Estate). We plan on spending around $12,000 in repairs and approximately making a profit of $20,000 – $25,000 net on the sale of the home for our investor. The turnaround is approximately 60 days that we plan on getting the home back on the market and 90 days for a complete sale of the home, although it can be longer depending on market conditions.

11/13/2016 UPDATE:

We are about 40% of the way done here with this home and expect it to be done sooner than expected. As you can see from the pictures we done this so far:

  • Painted Outside of home
  • Painted Inside of home
  • Tore down wall in the garage
  • Painted backyard fencing
  • Ripped up some flooring
  • Painted cabinets in kitchen
  • Started to take away old items

The painting color pallet makes the home look up to date. The inside earth tone color is a huge favorite here in the desert as we use this on most of our investor flip properties and buyers just fall in love. Downstairs toilet sprung a leak over the course of the paint job so we are working to repair that and are planning on doing flooring and baseboards next and will be next updating when that comes around.
